The applicant for the 24 homes on Barracks requested a deferral. We instead had a long presentation and Q and A about the last year and a half of #cville planning work and the next year plus. We had a lot to talk about! Most striking and alarming to me was that we got our first update on new #housing numbers from our new #zoning. Very low! Lower than I expected given the efforts we have taken to permit more homes near jobs and services.

In 2018, #MadisonWI adopted a #zoning code amendment to make self-use storage unit projects more space-efficient: Any new project would need to have more than one story. However, the language in the ordinance doesn't provide any further specification, e.g. what % of the building needs to be two stories. The result: This project, with it's decorative "towers," fulfills the criteria. #urbanism #LandUse

We are running into some interesting challenges with the new #zoning code in #cville , which is broadly that, by replacing a series of complicated one-off rulesets for each application (“Planned Unit Development”) with a new citywide standard, we are finding some inefficiencies in applying the same yardstick everywhere, especially around the new fence height regulations (“what is a fence?”), building height regulations, and width regulations.

This is the first opportunity for the Commission to discuss the new Development Code since Council enacted it in 2023. #zoning rules are powerful and complicated so it is important to get them right and make them as clear as possible.
